Can’t I just caulk around my leaking window?

Surface caulk is not a substitute for flashing. Windows are designed to manage incidental water through flashing and a sill pan that drain it back out. If the flashing has failed, caulk can trap water in the wall and accelerate dry rot. We repair the underlying detail, not just the visible joint.

Do you replace windows and doors?

Our focus is stopping the leak. Many window and door leaks are corrected by repairing flashing and drainage without replacing the unit. If a repair requires resetting the window, we do that; if you want new windows for other reasons, we will refer you to a specialist.

Why do leaks show up below the window rather than at it?

Water that enters at a window sill runs down inside the wall and shows up lower — on the wall below, at the baseboard, or even on the floor. That is why we trace the leak to its true entry point rather than treating the stain.
